Introducing Avalon – A New Chapter Begins

Located in the heart of downtown St. Paul, overlooking Rice Park and only a moment away from the Mississippi River, Avalon is housed within the former James J. Hill Reference Library. This Renaissance Revival building, completed in 1916, was originally established as a living gift from railroad magnate James J. Hill and his family to support business research and economic development in the region. Designed by architect Electus D. Litchfield, the structure features a grand three-story reading room, soaring stone pillars and Tennessee marble throughout.

For nearly a century, the Hill Library served as a vital resource for entrepreneurs, researchers, and the public. In 2021, Minneapolis-based developer First & First acquired the building with a vision to repurpose it as a dynamic event space. Renovations commenced in Spring of 2025 to transform the historic library into Avalon, an event center aiming to preserve the building’s architectural integrity while adapting it for modern use.

Preservation with Purpose

RoehrSchmitt Architecture + Interiors is guiding the transformation of the historic James J. Hill Reference Library into Avalon Saint Paul with a sophisticated blend of preservation and innovation. The firm brings proven expertise in adaptive reuse and restoration—skills evident in their prior library and civic-building projects.

Mission Construction is serving as the general contractor, translating the architectural vision into reality. Known for their client-partner approach and high standards of quality and craftsmanship, Mission ensures that every construction phase—from infrastructure upgrades to custom interior finishes—aligns with the project’s historic-sensitive goals.

Supporting both teams is New History, which specializes in historic‐building consulting and reuse strategy. On the Avalon project, their contribution lies in helping navigate the preservation requirements tied to a landmark structure.
